Want to know what we are looking for?

Let's start what we are NOT looking for:
-Big lists of REOs, foreclosures, or short sales to sift through (prefer to deal directly with listing agent on those type of homes)
-NOT homes where your client just price dropped from $100K to $95K
-Worth 100k fixed, needs 20k work, buying at 80k is NOT a good deal. Needs profit margin!
-NO rural or war zones (must have multiple renovated comps in the area)
-NOT buy now and 'wait for market to roll around'. Must be a good deal TODAY.
-NOT a good deal if I need to expand or bulldoze house unless buying we are buying at land value
***Needs to be priced well enough where you are SERIOUSLY thinking getting the money together to buy the home yourself!***

What are good homes to contact us about?
-If the home is or will become lowest priced home in market AND has profit margin after fixing
-If the home can't get financing (i.e. water damage/issues, no kitchen, mold issue)

What are the BEST homes to contact us about?
-Homes not on the market (sellers that don't want to list) because…
-Seller doesn't want to make repairs
-Rentals where owner wants to keep lease or tenant doesn't want people in house
-Seller is a hoarder

For homes that are NOT listed, you can save the seller 3% because we are not using an agent when we purchase... the 3% goes to you. You also save the seller a bunch of headaches by allowing us to buy it BEFORE you list it. We'll buy the home as-is, take care of the headaches for the seller, you don't have to worry about listing a 'dog property', and you are selling to a buyer that you don't have to worry about backing out or having financing issues.

Earn TWO commissions on the same house!
We often use the same agent that referred a property to us to purchase as the listing agent when we resell the home AFTER we renovate it.
